We are delighted that Redcar and Cleveland Council has granted permission for extensions to a large single storey bungalow with a new first floor addition, allowing a rather awkward and badly laid out linear ground floor to be remodelled, sleeping accommodation for 5 rooms added upstairs and a new multi-use games room added to the rear of this house. The house is located in a tranquil woodland setting near Nunthorpe, Teesside and whilst pleasant enough, it did not function well as a family home. The owners had received a negative first response from the council, but from this we were able to demonstrate that the extensions had a historical precedent in the area going back to now defunct industrial practices there, and that on all levels the proposals would not generate any ‘material harm’ with a Landscape and Visual Impact assessment. Thankfully officers saw this as being sufficient evidence to address their concerns and consent was granted within the 8 week statutory time period. Working closely on this with local firm Close Granger Grey & Wlkin (CGGW) of Guisborough, whom we’ve partnered with on a number of projects.
